Capital Placement Partners Advises Longwood Owner on Competitive Sale Resulting in 24% Premium Over Off-Market Offer

The property closed on March 11, 2025, for $680,000, reflecting a price of $343 per square foot—a 24% increase over the unsolicited off-market offer received by the owner prior to listing.
When the seller was approached directly with a $550,000 offer, they consulted Capital Placement Partners to help evaluate their options. Rather than accepting the offer, CPP ran a strategic, full-market process, which generated multiple offers and resulted in a $130,000 increase in value and $89,200 in additional net proceeds after costs.
